RHS Loan Programs:This is the USDA aka Rural Housing program and no down payment is possible for homes usually outside of Lafayette city limits but still in Lafayette Parish for some areas.  This program does have income limits and you can check those here ->  https://www.rd.usda.gov/files/RD-GRHLimitMap.pdf  and use the moderate income chart which is currently $82,700 for 2018 with families of 4 or less members. You may also check for property eligibility here -> https://eligibility.sc.egov.usda.gov/eligibility/welcomeAction.do?pageAction=sfp . You do not have to check these on your own and we just put these tools on our website in case you did want to use them and see for yourself since they are free to use to the public.
The U.S. Department of Agriculture offers a variety of programs to help low to moderate-income individuals living in small towns or rural areas achieve homeownership. The Rural Housing Service (RHS) helps qualifying applicants, who cannot receive credit from other sources, purchase modestly priced homes as their primary residence.

RHS Loans are an attractive option because:

  • Minimal closing cost
  • Low or no down payment

RHS loans can be used toward the purchase and renovation of a previously owned home or a new construction. Families must be able to pay their monthly mortgage, homeowner's insurance and property taxes.
